Five Steps to Get Your House Sold

The following are my steps in working for the sale of your home.  They outline what I will do for you and my commitment to you.  I will work hard to represent you in the prompt sale of your home at the best possible price.  When and only when you have received the proceeds from the sale of your home, do I receive payment for my services.  I look forward to serving you. 


#1 My Listing Process

I will…

  • Prepare a Competitive Market Analysis of your home
  • Determine the best possible price for our home in today’s market
  • Prepare your home for sale by spending as much time as we need going over the entire property, inside and out.  I will make a list, with you, of suggestions and recommendations about your home so that it will be seen at its highest perceived value while competing in the marketplace.
  • Install a lockbox and exclusive “For Sale” sign.
  • Create a professional information sheet highlighting the key selling points of your home to prospective purchasers.

#2 My Marketing Process

  • Office Tour: Personally conduct a tour of your home for the agents in my office.
  • The Multiple Listing Service :  Professionally represent your home on the MLS.  As a result your home will be exposed to every agent in Topeka and the surrounding areas.
  • Flyers: Professionally create, produce and distribute a flyer for local real estate offices.
  • VisualTour: The amazing stitching software integrated into the VisualTour software enables me to stitch multiple still images from a normal digital camera into wide-angle panoramic or full 360° scrolling scenes.  Tours are linked to Yahoo! and our local MLS.
  • Exclusive Mailing List: Prepare and distribute flyers to tope agents working in our area as well as surrounding areas that may contain potential buyers for our property.
  • Zone Farm your Neighborhood: prepare and send postcards or flyers to the people in your neighborhood noting the listing of your property.  Often, your neighbors will know someone interested in moving into the area.
  • Agent Rapport: I strive to motivate agents to show and sell your property through their own personal contacts.  I constantly work to maintain a high rapport with the agents working in the area.
  • Open Houses: Hold open houses when appropriate.
  • Internet: Expose your home to potential buyers through the following internet sires:  realtor.com, homestopeka.com, topekaareahomes.com,
  • Property Website: I will create a website for your listing using the address as a domain name.
  • Home Warranty:  Homes Topeka, Inc will provide a home warranty free of charge.  A home warranty can go a long way toward enhancing the marketability of your property by building buyer confidence and peace of mind. 
  • Relocation: Your property will gain exposure to buyers who may be moving to this area through RELO National Home Search.

#3 My Communication with You

I will…

  • Keep my communication with you honest.
  • Verbally keep in touch at least once a week to let you know the progress on your property.
  • Be available, when contacted, to present any offer that is written on your property.
  • Keep current on market conditions so I can provide you with sound advice when considering an offer.

#4 Closing Your Transaction

I will…

  • Constantly keep you informed as to the progress of your sale from the time of signing until closing.
  • Work hard to handle any situation thaw may arise with mortgage companies, title companies, appraiser, underwriters, inspectors, purchasers and other agents during the time your property is under contract.
  • Be present at your closing.  This is what we have worked to achieve.  You better believe I’ll be there.

#5 My Follow-up

I will…

  • Be available during those post-closing day when you’ll be having questions and concerns.
  • Be following up on our transaction after you’ve moved on.  This includes being on my exclusive mailing list and an occasional phone call to see how things are going.
